Rule of thumb
With 50% FOIR at 8.5% for 20 years, every ₹1 lakh of monthly take-home pay supports a home loan of roughly ₹57–58 lakh, if you have no other EMIs. Check the EMI with the home loan EMI calculator and plan prepayments with the prepayment planner.

Frequently asked questions
How do banks decide how much I can borrow?
Mostly with FOIR (fixed obligations to income ratio): all your EMIs together should stay within about 40–60% of your monthly take-home pay, depending on income and lender. The maximum loan is the amount whose EMI fits in what is left.
How can I increase my loan eligibility?
Add a co-applicant with income, close small loans or credit-card dues, choose a longer tenure, and keep your credit score above 750.
Does my age matter?
Yes. Most home loans must be repaid by age 60–70, which limits the tenure and therefore the amount.
